New Licensee Agent Commitment
Silvercreek® Realty Group is committed to providing you with top-tier education, support, and resources to help you thrive as a new REALTOR® and business owner. As a new agent, you agree to the following terms:
1. Definition of a New Agent
- An agent is classified as “new” if they have closed fewer than three transactions in Idaho and/or fewer than five transactions in Washington. You may be considered a new agent in one state while not in the other, depending on your experience in the state(s) licensed.
- The training requirements and fees applicable to new agents in each state apply, regardless of past industry experience and/or licensure in other states, as outlined in your Independent Contractor Agreement.
2. Agent Responsibility and Oversight
- You are required to work under the supervision of the New Agent Trainer or a brokerage-approved Team Lead until your new agent training is fully completed.
- All contracts and paperwork must be reviewed and approved by your trainer before any client signatures are obtained.
- It is your responsibility to reach out to your trainer whenever you have a new client or contract. Failure to do so may lead to disciplinary action, including training fees being upheld without exception, or further actions if contracts are completed without proper oversight.
3. Transaction Fees
- You acknowledge and agree to the transaction fees required for each of your initial training transactions, as stated in your Independent Contractor Agreement. This fee represents the training, oversight, and liability related to Silvercreek overseeing your license as a new agent in the state in which training is being provided.
- Transaction fees will not be reduced or waived due to the agent not utilizing training resources or not submitting required paperwork to the trainer for review, training, and approval.
- Transactions with a sales price under $100,000 may qualify for a one time exemption of the training fee. Standard brokerage transaction fees will apply. You will still receive training on the transaction but the training fee will not be collected and it will not count toward your required number of transactions in training. You will still be required to close the required number of transactions and pay the associated training fees when granted this exemption. Your Agent Trainer must approve the exemption prior to closing.
4. Affiliation Requirements
- Within the first 30 days of licensure, you must join a local Association of REALTORS® and the MLS.
- You are expected to take the Association and MLS required classes within their required timeframe. These may include but are not limited to Orientations, Code of Ethics, Fair Housing, Rules Trainings, and others as required by the organization.
5. Training and Educational Requirements
- As a new agent, you are required to complete your New Agent Checklist, prior to working with clients, to understand the step-by-step training requirements of the brokerage.
- Silvercreek offers additional essential training classes on a recurring basis; consult the Silvercreek Education Calendar for specific dates and times. The recordings of the classes are also available on the Toolbox → Silvercreek TV.
- Agents must be responsible for their state licensure and continuing education requirements as outlined by the state department of licensing.
6. Professional Standards
- Be fully committed to your real estate career by actively engaging in the learning process, serving clients with attention and professionalism, and upholding high ethical standards.
7. Failure to Meet Requirements
- Failing to complete the minimum requirements may jeopardize your affiliation with Silvercreek due to the potential risks and liabilities associated with incomplete training or the unsupervised practice of real estate during your training period.
By signing this commitment, you affirm that you understand your responsibilities as a new agent at Silvercreek and are dedicated to meeting these standards.
